If you are driving
- Piazza Mazzini is the most central address in Modena and sits inside the ZTL: cameras run every day, 24 hours a day.
- We handle the daily pass: €10 per day. We need your plate and dates, ideally a few days ahead.
- Inside the zone, free spaces get scarce after 6pm: if you arrive in the evening, plan for it or look at the surrounding streets.
- Taxis come right to the door — the easiest way in from the station with luggage.
Who this flat is for
A three-minute walk from the Cathedral. Not “near the centre”: in it.
Groups and large families. Eight real beds, four bedrooms over two floors, and it is the only one of the four inside the monumental heart of the city.

What you do when you step outside
The Cathedral and the Ghirlandina are a UNESCO site and sit three minutes from the front door. Albinelli Market closes in the early afternoon, so it is a morning thing — and it is four minutes away, the time it takes to go down and cross the square.
The Teatro Comunale opens its season in October and is four minutes away: you walk out after the curtain and you are home before the square empties. On 17 and 31 January the two San Geminiano fairs pass literally under the windows.

- From the station, with a suitcase
- About fifteen minutes on foot, flat the whole way and almost all of it through the old town. With heavy bags a taxi takes under ten minutes.
- What closes when
- Albinelli Market closes in the early afternoon. In August half the city is on holiday and several trattorias shut; on Sundays others do. Month by month, what is on in Modena.

Can I arrive by car? Is the flat inside the ZTL?
Yes, Piazza Mazzini is inside the limited traffic zone, active every day around the clock and camera-controlled. The daily pass costs €10 and we register it for you: we need the plate and the dates a few days ahead. If you would rather not drive in, the underground car park at Parco Novi Sad is about ten minutes on foot.
Are there stairs? Is there a lift?
The flat is on the fourth and fifth floors and there is no lift. Worth knowing before you book, especially with heavy bags, small children, or anyone who struggles with stairs.
How many people really fit?
Eight, and they are eight real beds: four bedrooms over two floors and three bathrooms, so nobody queues in the morning. It is the only one of our flats that takes a large group without someone ending up on a sofa by default.
Can I bring my dog?
Yes, pets are allowed on request: tell us when you book so we can get organised. In the old town there is no shortage of places that take dogs, starting with the square downstairs.
